What Is Condensation?

Condensation often occurs during colder weather when moist air inside the home comes into contact with cooler surfaces. The moisture in the air can condense into water droplets or even frost. The risk of condensation increases as the weather gets colder and/or the inside humidity rises.

For windows, doors and skylights, condensation can form:

  • On the glass
  • On the frames and sashes
  • Near the weather seals
  • On the walls around a skylight
  • Between the glass panes if the seal is broken

What Causes Condensation?

Condensation occurs on cold surfaces when three conditions happen at the same time: too much moisture in the air, inadequate indoor-outdoor air exchange (ventilation), and the availability of cold surfaces for moisture to condense on.

Moisture is continually released inside every home — 10 to 50 litres (2 to 10 gallons) every day. In a heating season lasting 200 days, with windows and doors typically closed up, 2,000 to 10,000 litres (400 to 2,000 gallons) of moisture can be trapped inside.

Too much moisture in the air may come from:

  • Showers, washing dishes and clothes, cooking, aquariums, standing water, people, pets and plants
  • Drying laundry indoors
  • Improperly venting clothes dryers
  • Damp basements
  • Improperly set humidifiers
  • Humid outdoor air

Inadequate ventilation may be caused by:

  • No bathroom exhaust fans, outside-ducted kitchen range hoods, air exchanger or heat recovery ventilator
  • Broken or disconnected exhaust fans or ventilation system
  • Exhaust fans not being used because they're too noisy or ineffective
  • Covering heat sources (registers, baseboard heaters) with furniture, obstructing air flow
  • No circulation of air within the home
  • Curtains, blinds or valances blocking air from circulating around windows

Cold surfaces may be due to:

  • Very cold weather outside
  • Inadequate heat to areas of the home (vents blocked by furniture, an unused spare bedroom, an unheated basement)
  • Wide swings in inside temperature (thermostat setbacks, uneven heat distribution)
  • Poor local air circulation, such as a bed pushed against an exterior wall
  • Older, leaky windows

Controlling Moisture Around the Home

Outside the home

  1. Keep flowerbeds or landscaping at least six inches away from the top of the foundation.
  2. Ensure land next to the foundation slopes away from the home so rainwater and snow melt run away from it.
  3. Clear eavestroughs of debris regularly and extend downspouts so water is directed away from the home.
  4. Fix caulking around windows, doors and the roof if it becomes cracked or separated.
  5. Have your roof inspected regularly to ensure shingles, flashing and chimney caps are in place and sealed properly.

Inside the home

  1. In winter, keep relative humidity in the 30–40% range (measured with a hygrometer). In summer, dehumidify the basement and keep humidity under 60%.
  2. Repair leaky pipes and fixtures immediately. Clean and completely dry any damp areas within 48 hours.
  3. Store organic materials like newspapers and clothes away from cool, damp areas, and keep storage areas tidy so air circulates freely.
  4. Try not to produce too much humidity — indoor hot tubs, plants, showers and cooking without lids are major sources of water vapour.
  5. Never vent your clothes dryer inside your home — gas or propane dryers can also vent carbon monoxide indoors.
  6. Investigate musty smells and odours — they often indicate a hidden moisture problem.
  7. Avoid drying firewood in the house — a cord of wood can release more than 270 litres (60 gallons) of water.
  8. Briefly opening windows helps clear condensation by letting dry, cold air circulate while moist warm air escapes.

If condensation is infrequent (once or twice a winter), briefly opening two windows on opposite walls or running the kitchen or bathroom exhaust fan usually solves it. If it's a persistent problem, consider installing a controlled mechanical ventilation system, ideally one with a heat recovery unit and humidity control.

What Is Relative Humidity?

Relative humidity (RH) is the amount of water vapour in the air, expressed as a percentage of the maximum the air could hold at that temperature. RH is measured with a hygrometer, an inexpensive gauge similar to a thermometer, and runs from 10% to 100% — drier air has a lower reading, moist air a higher one.

Relative humidity guide (recommended maximum indoor RH by outside temperature)

  • -28°C (-20°F) or below — not over 15%
  • -28°C to -23°C (-20°F to -10°F) — not over 20%
  • -23°C to -17°C (-10°F to 0°F) — not over 25%
  • -17°C to -12°C (0°F to 10°F) — not over 30%
  • -12°C to -6°C (10°F to 20°F) — not over 35%
  • -6°C to 4°C (20°F to 40°F) — not over 40%

Humidity too low

Dry air can cause a dry nose and throat, dry skin, and an increased risk of catching a cold. In the home, low humidity can damage wood and drywall, shrink wood floors, and even put a piano out of tune. A humidifier can help — keep it clean and change filters regularly per the manufacturer's instructions, and choose one sized for the area it will cover.

Humidity too high

Excess moisture can stain ceilings and walls, peel paint and wallpaper, and create a breeding ground for mold, rot and insects. Basements, bathrooms, kitchens and laundry rooms tend to run higher in humidity. Newer, energy-efficient homes — built to seal tightly against heat loss — can be more prone to trapped moisture and window condensation as a result.

What Are Seal Failures?

In double or triple-pane windows, a seal around the perimeter keeps an insulating gas fill (such as argon) locked between the panes, helping keep your home cooler in summer and warmer in winter.

Moisture Between the Glass

Condensation between two layers of glass usually points to one of two things: on larger windows, the glass surfaces can flex and briefly touch, producing a ring-shaped condensation pattern in the centre of the window; or the seal separating the panes has failed. In both cases, this is typically covered under the manufacturer's warranty.

Frequently Asked Questions

Are my windows defective?

Defective windows do not cause condensation. Because glass has a lower surface temperature than any other surface in your home, your windows will be the first place you notice condensation. Some degree of condensation will always be a natural occurrence with your windows.

I have a new home. Why is there so much condensation on my windows?

During construction, a tremendous amount of moisture is introduced into a new home — from curing concrete, framing lumber, drywall joint compound and paint — that takes time to dry out. This moisture usually dissipates after the first heating season, but in extreme cases it can take up to two years.

Why do I have condensation only on the exterior pane of my windows?

This happens with very energy-efficient windows and is a temporary condition that will disappear on its own.

The components surrounding the glass in my windows are black. What is causing this?

The black substance is mold. Mold spores grow on moist surfaces, which is a clear sign that the relative humidity in your home is excessive and increased ventilation is needed.

How can I remove mold from my windows?

A 50/50 water and bleach mixture can be used to kill mold spores. On wood components, once the water/bleach mixture has dried, lightly sand the surface to restore its appearance, and seal any exposed wood promptly since raw wood absorbs moisture quickly.
